What we do

Hardwood, start to finish

Every job is hardwood. That is the whole business, which is why the tricky parts, the transitions, the stair treads, the match into an existing floor, are the parts that get handled best.

Hardwood Installation

New hardwood floors laid plank by plank, from domestic white oak through to exotic species such as Brazilian Cumaru.

Floor Refinishing

Sanding and refinishing that brings tired boards back to life, with dust extraction running the whole time so the house stays livable.

Staircases

Stair installation and refinishing, treads and risers cut to fit, including curved and open stairs where every tread is different.

Carpet to Hardwood

Carpet lifted and taken away, subfloor prepared, and oak hardwood laid in its place. One of the fastest ways to change a whole house.

Lacing In and Transitions

New flooring woven into your existing boards at doorways and merge points, so the join is genuinely difficult to find afterwards.

Base Molding

Base molding removed and replaced as part of the job, mitred and finished properly rather than left for somebody else to sort out.

Theo Cirstean

Theo has been laying and refinishing hardwood in Lake Oswego since 2019, and after six years of building the business on referrals he formalized it as L'Oswego Flooring LLC in January 2026. Same address, same phone, same person on site.

He came to flooring from an engineering background, and customers tend to notice it in the same places: estimates that hold, timelines that hold, and merge points between new and old flooring that are genuinely hard to spot afterwards.

One family in Lake Oswego had him do their oldest son's floors, then came back five years later for their own whole house. That is more or less how the business has grown.

How a job runs

No surprises, start to finish

The thing customers mention most often is not the floor itself. It is that the estimate was itemized, the schedule held, and the house was clean every evening.

01

Itemized estimate

You get a written estimate broken down line by line, start to finish, so you can see exactly what you are paying for before anything begins.

02

Protected and prepared

The work area is covered and contained. Dust extraction runs throughout sanding, and the house gets left clean at the end of every single day.

03

Finished and walked through

A punch list walk once the finish has cured, with the small details put right, trim caulked, thresholds fitted, furniture moved back into place.

I wish there was a 100 star review! Theo with L'Oswego went above and beyond. We knew of his craftsmanship as he did our oldest son's floors 5 years ago. He installed new exotic Brazilian hardwood and they are absolutely gorgeous. It's not just his price and beautiful work that sets him apart from his competition but its keen eye to detail, communication, integrity and willingness to go the extra mile to serve you.

We had the best experience working with Theo at L'Oswego Flooring. He replaced the hardwood floors in our newly purchased home in Lake Oswego, and from the very first meeting, Theo was kind, professional, and took the time to clearly explain the entire process. He treated our home with the utmost respect and kept everything remarkably clean, even during demolition.

I received five estimates. Theo's estimate to remove carpet and replace with oak hardwood flooring was reasonable and accurate. He provided an itemized estimate, which others did not. Theo has an engineering background which supported my belief he would have a strong attention to detail. His timeline for completing the job was as accurate as his estimate. In fact, they were a little ahead of schedule.

I had L'Oswego Flooring install my staircase and Theo did an outstanding job. From start to finish he was professional, detail oriented, and clearly takes pride in his work. The craftsmanship on the stairs turned out excellent.

I can't imagine one can find a more professional, responsive, and competent wood floor refinisher than Theo. Since the rooms were cleared in preparation for the job, we had the interior repainted before Theo arrived. He didn't leave a mar anywhere!
